Should I list every city I serve in areaServed?

List the cities, counties, or regions where you actively operate. You do not need to list every zip code, but the more specific your area coverage, the better AI can match you to local queries. If you serve an entire metro area, include both the primary city and surrounding suburbs.

Do I need the SearchAction if my site only has MLS search?

Yes, if your site has a property search feature, include the SearchAction with the correct URL template. This tells search engines and AI systems that your site offers internal search, which can trigger a sitelinks search box. If you only link out to an MLS portal with no on-site search, omit this block.
